It needs more serious repairs than anyone so far has wanted to take on. We cannot afford to keep paying the lot rent, and mom is on Medicaid.

I would get an Elder Law attorney who is familiar with Medicaid in your state to provide you assistance. There are rules about what amount of money the Medicaid recipient can have. The home is normally an exempt asset, but once it's sold it becomes cash and they aren't allowed over $2000.00. That is a big issue.

I have heard that they are ways to assign the property over to Medicaid, but I'm not sure how that works. An attorney would likely know.

There are also others on this site who have experience with this and they may be able to help you.

I would NOT sell anything until I found out the possible repercussions though.

If medicaid knows about the trailer then there probably is a lean on it. You will need POA to sell it. As suggested, talk to a lawyer.
