Having a sale to generate money was too overwhelming for us. Donation was our answer + it kept a whole lot of things out of the landfill. We called a local men’s drug rehab facility, one with a large box truck, because they had and ran a thrift store that helped fund their program. They brought several men and took everything away in about 5 to 6 hours. Easy, easy. We set the appointment day, it was smooth, easy. No regrets.

Its MissPearl again. I forgot to mention this: first, the estate planning attorney referred us to an estate sale guy. We had him over to assess the situation. He gladly agreed to run a sale over the course of two days and KEEP ALL THE PROCEEDS. Nothing for us. LOL! His attitude made donating everything to the thrift store so easy.

It depends how much aggravation and hands on management you personally want to deal with here. Sure, you can spend 500 hours Google Lensing things to find out the value is $1000 but the person looking at it wants to give you $ 100, if you're lucky. This is what you pay an Estate Sale company to do FOR you. And in turn, you forfeit 40-50% of the proceeds and 85-95% of the brain damage. You go to Estatesales.net online, find a reputable company w good reviews, have them over to do a look see, and give you a quote. Some companies conduct on line sales exclusively where no people traipse thru the home. Others come in and buy the contents outright, then sell it later and keep the proceeds at a profit OR a loss, their risk. There are various ways to go about it.

My daughter in law went the DIY route and lived to regret it. She was insulted the buyers did not add a sentimental value to her grandma's things and wound up selling about 10% of the home after putting in a TON of time and energy. Her new home is now stuffed with grandma's dolls and furniture they have no room for.

Contact estate sale companies in your area. They know how to price it and organize it. Save one closed off room to store important items you discover as things are being sorted and priced.

find a licensed realtor in your state, i.e. Keller Williams Realty. otherwise your lawyer/accountant should have an appraiser for you.

If you cannot visit for a while, there are home liquidators. Some real estate agents have names. In some locations there is a few months wait. If there is nothing of real value, then get a dumpster and hire help. Remember to collect all paperwork, box it and ship it so that you can decide what to discard. Keep in mind that the faster you can empty the house, the faster you can market it.
